Environmental and land use law attorney Marsh Prause focuses his legal practice on litigation matters relating to real property, including landlord-tenant litigation, environmental and toxic tort litigation, land use litigation, and title litigation. He handles commercial lease disputes and lawsuits involving retail, office, and industrial properties across North Carolina for REITs and other owners and managers of commercial properties. Marsh’s experience extends to representing property owners, local governments, and lenders facing regulatory and valuation issues posed by environmental contamination and liabilities, including situations involving water resources, wetlands, groundwater and soil contamination, underground storage tanks, mold infestation, lead paint, asbestos, brownfields redevelopment, environmental auditing programs, and the valuation of impacted real property for ad valorem tax purposes. Since 2018, Marsh has been named to the list of Best Lawyers in America.

Marsh also has handled product liability matters, intellectual property disputes, litigation and regulatory issues relating to land use and real estate development, and general commercial litigation. With more than 20 years of practice, Marsh has represented clients ranging from large publicly-traded corporations to small businesses and individuals, handling lawsuits in state and federal courts. As a member of the North Carolina and American Bar Associations, he has presented at numerous seminars and continuing education courses, and authored articles published in trade journals, local business publications, and law reviews.

Marsh Prause is active in the civic affairs in the City of Greensboro, including appointments by elected representatives and foundations to boards, commissions, and task forces involved with major projects and initiatives such as the Downtown Greenway, the Greensboro Performing Arts Center (Tanger Center), the proposed merger of the City and County planning boards, the City’s bicentennial celebration, and the revision of land development, zoning, and other ordinances. He is a board member for several local non-profits, and since 2007, he has chaired the board of an active historic preservation revolving fund that promotes preservation as a form of economic development by facilitating transactions that leverage state and federal preservation tax credits to enable the restoration and adaptive reuse of historically and architecturally significant properties. In January of 2015, Marsh was appointed to the Board of Directors of Downtown Greensboro Incorporated, the primary economic development organization for Greensboro’s center city area.
